But an unexpected twist means first home buyers may want to bring forward their buying plans.<\/p>\n<p>The\u00a0<a href=\"https:\/\/www.housingaustralia.gov.au\/home-guarantee-scheme\" target=\"_blank\" rel=\"noopener noreferrer\">Home Guarantee Scheme<\/a>\u00a0(HGS) allows first home buyers to buy with just a 5% deposit \u2013 and not pay lenders mortgage insurance.<\/p>\n<p>At present, the HGS is only available to first time buyers who meet various conditions around personal income and the price they pay for their home. There are also annual limits on the number of buyers who can access the scheme.<\/p>\n<p>The HGS was due to be expanded in 2026 to allow all first home buyers to buy a home with as little as a 5% deposit.<\/p>\n<p>This week saw these changes brought forward to 1 October 2025.<\/p>\n<p>It\u2019s great news for first home buyers who may not previously have been eligible for the HGS. However, as we\u2019ll see, it could also be the cue to bring forward your buying plans.<\/p>\n<h3>How the 5% deposit scheme works<\/h3>\n<p>As\u00a0<a href=\"https:\/\/www.cotality.com\/au\/insights\/articles\/values-rise-across-every-capital-as-growth-cycle-warms-up\" target=\"_blank\" rel=\"noopener noreferrer\">home prices rise<\/a>, it\u2019s no mean feat pulling together the funds needed for a 20% deposit.<\/p>\n<p>So it\u2019s no surprise the HGS has proven very popular.<\/p>\n<p>Since launching in 2020, the scheme has\u00a0<a href=\"https:\/\/www.housingaustralia.gov.au\/media\/50000-new-home-guarantee-scheme-places-available-support-and-accelerate-home-ownership\" target=\"_blank\" rel=\"noopener noreferrer\">helped more than 230,000 first home buyers<\/a>\u00a0enjoy the rewards of home ownership with a deposit as low as 5%.<\/p>\n<p>While the HGS doesn\u2019t involve a cash payment to first home buyers, it can help you save in other ways.<\/p>\n<p>As the federal government guarantees part of your home loan, this waives the need for lenders mortgage insurance \u2013 a saving that can be worth\u00a0<a href=\"https:\/\/www.pm.gov.au\/media\/albanese-government-delivers-5-deposits-all-first-home-buyers-sooner\" target=\"_blank\" rel=\"noopener noreferrer\">tens of thousands of dollars<\/a>.<\/p>\n<h3>How the 5% deposit scheme is changing<\/h3>\n<p>From 1 October, all first home buyers will have access to apply for the HGS.<\/p>\n<p>The current\u00a0<a href=\"https:\/\/www.pm.gov.au\/media\/albanese-government-delivers-5-deposits-all-first-home-buyers-sooner\" target=\"_blank\" rel=\"noopener noreferrer\">caps on the number of places, and income limits, will be scrapped<\/a>.<\/p>\n<p>The scheme\u2019s\u00a0<a href=\"https:\/\/www.housingaustralia.gov.au\/media\/unlimited-places-higher-property-price-caps-first-home-buyers-1-october-2025\" target=\"_blank\" rel=\"noopener noreferrer\">property price limits will also be set higher<\/a>, providing access to a greater variety of homes.<\/p>\n<p>In addition, the Regional First Home Buyer Guarantee will be replaced by the First Home Guarantee.<\/p>\n<p>Minister for Housing Clare O\u2019Neil says these changes are all about getting more people into their first home sooner.<\/p>\n<div reason to bring forward your buying plans.<\/p>\n<p>The Insurance Council of Australia says the expansion of the scheme\u00a0<a href=\"https:\/\/insurancecouncil.com.au\/resource\/home-guarantee-expansion-will-inflate-prices-harm-those-it-aims-to-help\/\" target=\"_blank\" rel=\"noopener noreferrer\">could see house prices rise up to 10% in the first year alone<\/a>\u00a0in markets preferred by first home buyers.<\/p>\n<p>Nationally, it predicts prices could rise 3.5-6.6%.<\/p>\n<p>The logic here is that the expanded
